hi I'm Mike kawana with real estate connections we do residential property management here in Santa Clara County we've been doing this for about 50 years and we help people manage the property throughout this area today we're going to talk about a smart remodel to optimize your rental property should you remodel your properties should you not remodel your properties did you do an update what are the best thing to do if you're going to choose what are the best items that pic it's ideal if you can remodel a whole place that's fantastic if it's not something that's in your cards that's something you know that's okay also you know depending on the property a remodel doesn't have to be state-of-the-art for a rental property just nice clean updated things are not that that works as well you know first impressions are important you know Duke granite countertops maybe you're not replacing the cabinets maybe you're just putting a granite countertop new sink new let new sink fixtures new light fixtures things like that just to make aesthetically when you walk in pleasing to the eye also you know get rid of old drapes if they're dirty or worn if the blinds are bent you know these are cheaper items that you can fix that really make a difference when showing a property and i can tell you over the times that I've been doing this remodeled properties updated properties very clean properties rent more quickly for a higher price and are maintained better by good qualified tenants and lastly what I want to know is if you do work on your property it's important that you use especially for a tenant occupied property it's important that you use of licensed insured and bonded contractor if you don't want to have some person that's going to you know kind of do a makeshift work and remodel on the property and have something go wrong in the future because you'll be held liable if something goes wrong with the tenant so make sure they know what they're doing make sure they do things by the book when it comes to adding a rental and having tenants in your property if you have any questions on this matter I'd be happy to talk to you about it more for baton further my name is mike i wanna real estate connections residential property management company here in santa clara county thank you
